Accounting system is a mess… >- Firing people at least weekly 1-2 employees at a time. it is clear that hiring and yet but appropriate for these people firing is what they do best.- Remember that people have left other work for this and only there a short time.

The risk in lifting these houses is there's not a clearly established market for flood damaged homes that have been elevated.

I also closed on another Class C home in Dec. 2023 -  not rented out yet, trying to figure out whether to rent it out or sell and cut my losses. 

Do that for a year or two and then help that owner buy another and you take a cut in the deal maybe in exchange for management. 

Do you have clear instructions for WiFi, TV, etc?

I've kicked the can down the road, and it ain't good.If you don't think a higher paying tenant will not show up, I would consider cutting my losses and trying to sell.

You can outline this in the lease with clear examples so tenants understand how it works.

Start by narrowing down a market, researching local teams, and setting clear investment goals.
