The home is inhabitable due to the current owner completely gutting it, then stopping and soon the permits they have will expire.

SO based on NO interest, I am still missing out on over $3200 that if I had a civilian policy I could have had (+ interest for the past 10+ years) and possible be able to re-invest that portfolio into RE.

They should be honored that they were even given the opportunity to have you inhabit their investments...they are not worthy to have you....And I'm absolutely shocked that when they tried to work it out with you, the issue was never resolved and you sued them....you seem so humble and reasonable...cant imagine why they could'nt make you happy...

The family is out of money and the landlord is as well since they are unable to complete the sale until the inhabitants are out.

Her story is that they ran the self cleaning feature, the oven set fire for no reason, and that the FD says the home is not safely inhabitable for 3 - 4 days, her property has smoke damage, and the stove is "totaled."

If I foreclosed and upon inspection, was reasonably able to state that it did not appear to be inhabited, I would be able to defend my action in court if it ever came to that.
