These types of loans I have seen done, and I've personally done a few in my chosen market.

., I would like to seek your expert opinion on what type of investment strategy(ie. flipping, rentals, multifamily, wholesaling etc.) should I start with and which State is the most suitable for the chosen strategy.

I also have a strong urge to refrain to invest in crypto due to the fact that crypto is not a REAL Tangible asset.
