The property is in northern California and got a lot of interest now they’re saying they want to go month-to-month when the lease is over.

Some unlucky soul will get stuck with a twin bed, while the rest of us sleep like KINGS!!

For the ease of administration, I almost always advocate for someone to have an LLC registered in their home state (except for CA residents, unless you don't mind an extra $800/yr fee).

the lady trying to borrow had this great notion but no experience and the property she was trying to buy I happened to know very well it was in Clear Lake CA no way it could be developed.. but she had a dream and Remington fed into that dream.

I would generally try to avoid insurance claims if you can because insurance is getting out of control nationwide, and we are seeing in FL, TX and CA that claims can follow the house and/or you and make it very difficult to sell the home in the future.Within the mortgage expense category you have 4 separate charges: principal, interest, property taxes, insurance (if you escrow taxes and insurance which 95% of our clients do). 

I had the same issue when I was starting investing and living in San Francisco, CA.

At the time it takes to get an eviction in CA, the utilities can add up to a significant amount.
