Longer-term tenants might want their own furniture.

I'm looking to buy a small 1 unit, (1 bed , 1 bath) flat.Do you buy the flat (without furniture) and than rent it out as is?

@JPaul Mills I know the white roof is bothering you, but your in luck because black, gray and white color schemes are all the rage for interior design:) All the big design bloggers and interior designers are choosing white walls, white furniture and so on.So honestly I wouldn't over think it too much.

Just write up a bill of sale for things like tv's, furniture, etc...

I went to the property and I saw from the window that all kitchen appliances were removed and furnitures (except some seem like abandoned) were gone.

Our STR businesses are composed of RE assets + cashflow from bookings + Furniture + Intangible GOODWILL which includes the setup, fine tuning of amenities, the experience of all the parameters (minimum nights, pricing, ....), returning clients, past reviews (screenshot from vrbo/airbnb and post on a dedicated website, etc...).

He never sent somebody to clean the inside so I bleached it myself and tossed out containmed furniture.

However, if you have a truly excellent single older adult, non-smoker, no pets, coming with little to no furniture, and he will be the only occupant, giving you a honking big damage deposit, plus he doesn't mind that you're gonna have it on the market while he's there, with showings, you might consider it. 

We stay in them frequently, and they always seem to be decorated for the area, ie Mountain homes are log furniture, old skis on the wall, pictures of bears.
