We did get negotiate money from them to help with roof repair, but now know they were not honest on their disclosure.Our inspector missed  code violations, HVAC issues, pipes that had been worked on and issues hidden that had occurred while sellers lived in the house, signs of drainage and water damage inside the house that had been painted over, completely blocked dryer vent...and we are finding more daily.We have had the house looked at by a structural engineer and HVAC techs  that has told us we need thousands (likely tens of thousands) of dollars worth of repairs to make this property able to rent and come up to code for rental.

This time he, the investigator, showed me a door on the second floor was not secured, missing a handle, etc which was the case during renovation, but very hard to access if you had a ladder, and two windows that had old style brackets were not secured.

With your boyfriend working for a builder/investor, you might have access to some insider opportunities.Working with your boyfriend’s expertise and connections is a huge advantage, especially for managing upgrades and potentially cutting costs on labor or materials.The $45K Home: Keeping the inherited property with the $45k balance as-is until Year 3 is a wise decision.

My question is how can I access my ADU and Boat without having to contact the tenant. 

I would in a normal course of a rehab replace cast iron lines on the interior of the home and basement if they are accessible and if I already have a plumber there doing work as those are cheap and easy to replace at that time.

And you still get access to all the worksheets that come with the books.  

Same for a collapsed sewer pipe - they won't pay for the repair to the pipe, but they do need to pay for the damages caused to access that pipe like removing flooring, drywall, concrete, etc.
