Some were "overlays" so I didn't have to worry about tear off and leaving deck exposed prior to drying in.Once you're down to the deck and can get the tar paper down, TIGHT.

It is not unusual for some repair to the roof deck to be needed but unless the roof was in really bad shape it does not usually need to be replaced.

We have a small awards type thing here for threads that reach 100, since you have stacked the deck so much I'd say it shouldn't apply, 59 out of 109 now.5.

Brick walls, 2 story 3 bedroom, 2 baths and outdoor deck area, can I get out of this nightmare without incurring out of pocket expenses ?

Brandon, be sure to have the tenant walk through and inspect every area that he/she will have access to, including the basement, attic, garage, deck areas etc.  

The worst place to put insulation is on top of the roof deck.

I've never failed an inspection and my biggest expense to pass has been adding window screens to a location that did not already have them and adding balusters to a deck to narrow the spacing between each - both of which were knocked out quickly by my maintenance person.As for paperwork...

This fire escape / side deck is for the 2nd floor of a two story building. 

Notified HOA as it was coming from the decks they maintain & pay for. 

Didn't stop the fines for leaving a broom on the deck though.
