The biggest difference with DSCRs is usually 1) prepayment penalties 2) more points 3) an affidavit that you cannot occupy the property 4) covenants and agreements regarding the requirements and rights of the lender to protect/preserve the collateral that may be more aggressive than Conventional.

The biggest sticking point I see with those kinds of lenders is that they generally require experience - if you haven't done something like this before, then they will want someone who has to sign the note.
