Every living unit must have at least one (1) bathroom which includes a flushing toilet, lavatory/sink and a bathtub/shower.

Home needs to be moved, The home has a few soft spots in the floor, bathroom needs to be tiled, toilet needed, bathtub needs repair, carpet throughout home needs replacing, no A/C. 

From the listing pictures it looks like the property needs some repairs such as new windows, paint, flooring, new bathtub and some work in basement (due to what looks like water damage).

You need to give some more context so we can answer your question better.In my sub market, with the fix & flip deals I'm doing, the best value add for appreciation is putting in new flooring, baseboards, paint, cabinets, countertops, appliances, light fixtures, ceiling fans, plumbing fixtures, toilets, bath tubs, landscaping, windows, doors, electric panel, sewer, roof, and HVAC.

I'd like to put a standing shower instead of a full bathtub.
