You could drive him to bankruptcy if he has to wait six months for a sale and delayed closing.

Long story short: we had a deal, he stood me up at the settlement table due to depression, his lawyer filed bankrupTcy next day, assets were frozen for 8 months, foreclosure, sheriff's sale, Fannie Mae bought from bank.I know this property intimately.

Glad to see that my students are recognized as prolific in areas of seller financing :)Those who finance living expenses are the best candidates for future bankruptcies.

However in fact,this plaintiff had been given notice that the balance in full was due on the house forcing me into a Bankruptcy. 

Or am I at the mercy of the bankruptcy courts?

My predictions for a couple of scenarios:Corona increases > second shut down > More unemployment > more loan forbearances > flood of business bankruptcy's and loan defaults > banks have big problem > fed bails out banks > some banks fail > real estate prices stay the same or go up until early 2021 > Fed will probably do another cares act and extent forbearance period > then it is possible the dollar will continue to devalue > then inflation will occur > real estate prices will go way up as dollar becomes worthless and banks fail > central banks switch from us dollar to Crypto > politically, either way the election goes we will have instability and unrest.
