Go to college and get a firm background in math and finance and - most importantly - whatever interests you as a human being.

So many people these days call themselves designers but have absolutely no formal training or background.

Depending on your background, there could be other questions.

Also the person paused on their application for a few days before completing it, including before doing the background check and paying the fee.

I've found with my own experience with my parents the older the attorney is,  the less "evolved", so just a heads up to arm yourself with background on this in order to ask the right questions. 

You’re better off, unless you have a background as an agent like myself, to have a RE salesperson rep you and transactional funding is key   Always check their criteria.

So for me its:- Private lending - Syndications - but MF or commercial - I do not have background on underwriting a mobile home park, or self storage etc. thus I tend to stay away from those types of deals.

In FL I had a guy who confirmed my criteria and then was upset when I denied for a criminal issue in the background check...because he plead 'no contest'.

I think I've been doing this long enough to where I can sniff out a fake seller, plus I have a strong title background, but again, grateful to be informed about this!
