As Scott Costello stated above extremely effectively, it's very awkward to know who you need until you have a deal to work on.

The owner is 72 and I think there is an awkward thing with his and his daughter who is a poor manager and he wants to wash his hands clean from this property.The other issue is because of poor management and because it's always been a family affair, there hasn't been a good record of financials.

Its a bit awkward, but this is common in business transactions using monetized installments.

So each showing gets scheduled for 30 minutes, with 15-minute breaks in between showings so there isn't that awkward overlap where your next appointment shows up before you finish. 

This may cause two things tho, one he may dump more trash at your house at night or something worse, two, he may want to come back and finish the job..... talk about awkward.

My personal preference is to get properties that were designed as multi family rather then a house that was awkwardly cut up.

So my 2 cents would be go more than once, and go with the mindset that you can operate best in those settings because they can be awkward!
