Me,I would charge 7% on a no money down loan because you need to make a decent profit and make the note tasty to other note buying cash investors if you wanna sell it before they can refinance and pay you off in 2 years or more.The escrow company will show you how to fill out the paperwork on a private note loan.

It would have saved us about $2k in stolen tools as well as time lost dealing with cops and replacement tools.Buy the system once and reuse it- that is a no-brainer.

It's really a no-brainer if you're throwing away money every month making somebody else rich.One thing to keep in mind when looking for an FHA owner-occupied triplex or fourplex is that 85% (75% in certain states) of the market rents on all the units need to cover your monthly payment (principal, interest, taxes, insurance, and mortgage insurance).

Whole house tankless water heater is a no go if you can avoid it IMO (unless you like getting calls all the time because it doesn't get hot enough or water flow isn't enough).
