I had no real issues with adult tenants after explaining what type of issues constituted an admin fee, like police calls and trash removal, then they understood why the fees were adopted.

I currently have a vacancy in the building and I've had a few people witness screaming matches in the middle of the street between one of the "ladies" and her adult guest while I was showing them the property.  

There was a BP podcast a couple of years ago about an investor whose entire niche was specialty properties like this -- transition group homes for developmentally disabled adults,  or "clean living" homes for recovering substance abusers (I have a high school classmate who's lived in a home like this for several years). 

They've been in the living situation with family for 5 years and had an 8 month stint away where the male and female adults lived in a sober living house after she was convicted for drug possession.

I run EVERY adult separately.

I believe it is a flat tax of $15 for all new bikes purchased, adult size I think.I drive uber for a while in Portland, bike riders were my biggest fear, they are nuts.

Hi, I have a large single family house 5 bedroom house that I am renting out to a large extended family of 4 adults and 5 children (9 occupants total).
