If they’re accredited investors they could consider a private placement which could increase returns.There’s no geographic or investment type (ie, flip, STR, LTR etc...) magic bullet though IMO.

Rent rooms, turn it into AirBnb, liquidate their "stuff", rent garage spaces to people with nice cars, rent backyard pool for kids birthday parties (just saw that on facebook marketplace), if it is in the right place turn it into co-working space, turn it into a home school, turn it into group housing, turn it into a rental.

based on pr.mo.gov/boards/realestate/fees.pdf it seems like annual renewal costs should be $100 + $200 for course renewal + $100 for "annual renewal of accreditation". $400 of fees per year seems like it's worth the cost if I'm purchasing properties under $275k roughly once per year or am I looking at this incorrectly, with renewal costs being much higher than $400?

Also be careful advertising, this could be considered a syndication as far as I see and if you’re advertising to non-Accredited Investors you could face fines or legal issues.

If you are an accredited investor then I would look at larger storage unit deals in metro areas.
