Does anyone have any good experiances with sites like "propwire" or "deal machine" or any other intelligent skip tracing sites like these that you would suggest?

Every day, the Chemical Plants (Dow, Shintech, etc.) and residential neighborhoods that surround the site of this location provide a high traffic count.A great opportunity exists for a tenant that is willing to market their business to travelers of Hwy. 1, the residents in the surrounding neighborhoods, and neighboring communities.How did you find this deal and how did you negotiate it?

No Problem @Tom O. - will shoot you over his information.I can't promise the lowest price, but he is fast, responsive, and someone I have a great relationship with! 

Personally I have not had the best experiences with these sites, I typically go via word of mouth referrals from other investors I know from in-person networking in my market, or from the BiggerPockets referral tools.

Down the line you can start looking at DSCR loans for your properties, or even I/O (interest only) DSCR loans, however you'll need to prove to lenders that you not only know what you are doing, but that your method is also profitable.
