Not only have we not abandoned any project but we have stood up and admitted we were wrong when we were wrong and paid people their interest and principal on failed projects which is something we are not contractually or legally obligated to do but, ethically and morally we absolutely feel we are.

I needed it from the buyer's agent or the lender.I stood on my little hill for all the sellers who get jerked around by apathy and incompetence.  

For all of you who read it, what things especially stood out to you that you are using today?

@David de Luna I have never formally done this, but have found a good set of contractors that will come back and fix their mistakes that may have been caught on inspection.Playing devil's advocate, if I were a contractor that stood behind my work, I would only accept these terms if there was also a timeline behind it. 

The first three invoices charged what we expected (and the estimate of where we stood in the overall estimate) was expected.
