It's a lively place with some charm and a good location for me - close to the commuter rail and a good midpoint point between work and family in Maine. 

Worked like a charm, within one episode she was talking about how much she thinks she would enjoy rehabbing properties.

Moving forward, it's best advised to hone in on only one or two markets to suppress information overload and analysis paralysis.

That program works really good if you live in a populous market where the clientele is more affluent then it works like a charm.

I know it's overused advice, but painting the front door a bold color on a house that style adds a lot of charm as well.

@Andrew Postell thanks Andrew, yes in theory this works in many markets, however in our market (Washington DC Metro), margins have been suppressed and most places (even total dumps) you can’t get any cheaper than 75% of ARV.

Even with the cosmetic updates, the New England charm is still there.

Or it could be I turned up the charm while on the call. 

And they usually demo all of the craftsman charm in favor of the standard modern farmhouse flip style which should be illegal.
