I'll also guess 90% of the heat and air is a window unit or something not really tied into the main house.One thing I would also say is as best you can divorce the idea of an owner/occupied dream house from an investment property.

I lived there for 1 year then moved out and started renting the house on Air BNB in the Summer and mid term rentals in the winter.

That should ease as the spring season comes into full swing and rates are a bit more stable.

House-hacking here in Denver and Colorado Springs, for instance, you can rent a room for $800-$1000 long-term.

The ADU does not have a private entrance; you enter on the side of the SFH and they both share the same back yard.It is at the top of our budget already and needs potential mini-split HVAC added to it to bring highest Air Bnb value.

@Rob Trufant I wonder if your criteria may be a little unrealistic for the current market.In Colorado Springs (and most other markets) House hacking is tough to cashflow in year one (with current house price run-ups and interest rates) for a couple reasons:1.

Ideally the rental would still do ok in the spring, summer, and fall while performing very well in the winter.I'd love to hear what locations people have chosen, occupancy and rental income by season, and anything else people would like to share about their experience!
