Long story short I'm legally blind in my left eye.

Often people get blinded by this prospect.  50% downpayment is not ideal ( unless you are getting a great deal ).

I'd say we got robbed blind.

You would go bankrupt in a hurry if you were just running down to the courthouse steps and blindly plopping down a half a million at a time.

Then at 21 I had a major surgery that left me unable to walk, nearly blind, deaf in one ear, a facial paralysis and medical bills that exceeded 600k.

expect a full reno, easier that way, remove until sub floor, unlikely but maybe even floor joist. don't go in blind, grab the first best quote from these franchise commercial mold remediation companies.

I just want to be extra careful and not blindly give people information without knowing why.  

Guy could be blind right now for all we know.

Most drivers here aren't glued to your bumper and they actually stop for red lights instead of barreling through them like they are color blind.
