Renate (Petronella) Kerssens Hi @Petronella Kerssens, Orlando I would probably focus on the PadSplit model, LTRs are difficult to find on market, though there will be deals off-market.

My buyers agents win a lot of deals with our model of providing a 24-hour loan commitment from the time an executed sales contract comes in, disclosures are signed and the buyers intent to proceed is completed.

This situation is why I don't like the rent by room model and wouldn't use it myself, but some people are very successful at running harmonious co-living arrangements. 

I replaced a furnace at a rental with in base model, I don't recall the BTU or efficiency off the top of my head, but it was $3450 so I would guess you are going to be upwards of $6500-8K depending on sizes. 

The section 8 business model just doesn't work with my business model.

We're interviewing tenants now, and are pushing rents above the modeled amount.
