@Fred Johnson the building was being used as a storage facility.

(She already planned on using her friends garage for storage and she owns a house boat that she was planning on moving on to after she moved out.) 

A TIC is a unique structure for holding property in that while we technically had our own units (our building was built as a over under duplex with a soft first story (garage and storage areas and services (furnaces) underneath the 2nd floor living unit with 3rd floor living unit on top. 

@Dave Nixon Interesting you picked up on this...small town churches are dropping like flies...I manage large capital improvement projects on institutions...just keep in mind that you'll be working with a lot of different entities, including an architect/designer, engineer, industrial compliance...likely other entities from the government and/or municipality...lots of moving parts.You should be aware of Asbestos abatement and concerns like underground storage tanks...which are very common in all these buildings you are referencing...design and abatement fees may run hundreds of thousands of dollars before the project even starts...Not saying you can't pull it off, just be aware...good luck! 

I bought my first cabin in GB/PF eight months ago; now I own three.  

I have a 7 unit apartment complex that has a vacant 450 sq ft space between two existing units that I intend to convert into storage as a way to better serve tenants and force appreciation thru increased NOI.

That is going to keep a lot of people from building new houses, storage, etc. 

So when I know I have a project coming up that will require some or all, I will pick them up when I see them and put them in my storage unit.  

I currently own two self-storage facilities (and soon to be three, this month) and hopefully there will be a small mobile home park in the very near future.

With that being said i also planned on using the basement for my own personal use and storage.
