Even nonprofits who build basic houses with cheap/volunteer labor and donated materials are lucky to hit a number that low.My advice if you're looking to build on the cheap: Simplify your design as much as possible, reduce your square footage if possible, and choose builder grade materials and basic finishes.

They are my students and my friends and they are always welcome to connect with me, which they do from time to time.The Story of my program wasn't about making every single Student Rich.... it was about making myself accessible, donating my time, to help transfer my knowledge, experience and education, for free, to ANYONE that wanted it, no matter what their background was.I didn't charge anything but $20 per student per week which paid for the room (this is NYC, it's expensive to rent a conference room) and many times I had to take a loss when students couldn't afford to pay even that.Let's just say that in regards to the 95% Failure Rate, instead, I would say that I see the glass as 5% full.BTW, 100% of my former students can take any other courses.

Giving this tenant money every month (in the way of reduced rent) is far less impactful than giving $100 worth of groceries per month to a soup kitchen, or donating $100 month to a worthwhile cause.
