I am not a huge fan of garden apartments but this building is built out to have a legal basement with very good access and ceiling height so hate to waste that value add if we can contest or file a few documents and get a legal 4th unit.

I am currently looking for a property and I've notice a huge price difference between buying a nice duplex and purchasing a 3-4 unit property.I did some research and found 'packages' from local lowes/Home Depot ect where I can build a garage with an apartment upstairs for about $20,000..

The house would make a good long term rental at best so you can put in a cheaper kitchen and bathroom from Home Depot rather than expensive custom work.I wouldn't offer more than 225k for the first offer and not surpass 230k on the expected counter offer.

get the cheapest laminate flooring you can find. otherwise, ZEP high gloss commercial floor wax is like $7 at home depot for a gallon!

I have purchased Home Depot in-stock cabinets and although the boxes are cheap particle board and the hinges and drawer glides are just ok, they have fared well with standard use.
