We see a lot more of a cycle in home sales volume than we see with home prices - prices are much more linear than volume.

Yes it is possible to find distressed mortgages in higher end areas, though the volume may not be as plentiful as it once was. 

Just doesn't work that way.If you want to grow with quantity/volume, have deep pockets and re-circulate capital in high RTP areas and get a few houses a year.

It might change down the road when we want to truly retire… but for now we value the extra money over the time it takes to manage them… which on a daily basis is really very little.
