Hello Everyone,My name is Chris and I have been bit by the REI bug.I am located outside of Boston, MA and am looking to build a solid foundation for becoming a real estate investor.Interested in long term rentals (unless the time calls to sell) outside of Boston, preferably.Have done a bit of research on condos, single families and multi families.Goal is to buy cheaper properties that need a little bit of work and then put them up for rent to collect the little bit of cash flow.More recently I have had my eye on New Bedford, MA, although I am not sure the future looks too bright for that town, as it has remained unchanged for many years.I think I just like the number of cheaper multi family homes that are available right now.Looking forward to hearing from you all.Chris

-They are hard to finance-They are prohibitively expensive-It can be tricky to find an appropriate lotI even explored using modular and prefabricated options but the 36' horizontal max makes it impossible as modular options are long and skinny so they can be transported.

So trying to rethink the strategy and buy a 2 or 3 bedroom SFH or a condo (if I find a rare HOA that allows STRs) within Boston/Cambridge urban areas and doing a short term rental in additional rooms.

Their parents are very involved and they love our safe location and renovated units.Because they are outside they love and take advantage of our parks, beaches, town and public transportation...Never an issue with rent (but that has been the case with all of my tenants), and they absorb increases in stride.

I could also potentially sell off the modular home and a buyer could transport it elsewhere.
