It's not an investment strategy, per se, but more of a cost-of-living strategy.It's a short-sided question.

You poof it into every crack and crevice you can find.Another all purpose creepy critter spray for inside OR outside is Tempo SL or SE something like that. 

It can be done in SE DC and PG county but it seems like your buyer will just think you're trying to cut corners, even if it's more expensive to restore something vs. replacing it.Once you find that market where a true resortation is desired then you just run it like a normal rehab deal plugging in your costs for renovation.  

I'm not looking for 10% per se, right now I'm really just looking to understand my local market in relationship to all of the available info and advice here.

@Stephanie Dupuis I don't think lowering commissions per se is the right way to go, I just think there should be genuine competition.

Probably similar to you, there are no codes per-se that govern the amount of people per room in my area.

No appreciation, per se, like on SFR.Flips aren't investing at all, IMHO.
