@Luis Suarez the reasons sites fail is not because of the approach but because of what @Lucas Machado stated - either the website can't be found, among the dozens in the market & if it is found the website doesn't directly tell the viewer what to do.

I don't feel I could effectively implement a RUBS program and/or individual metering as I have no economies of scale.Has anyone ever been in a situation where they have structured a lease to split the utilities evenly among the tenants?

When the properties were sold, the original homeowners received checks for that equity, which they then signed over and the proceeds were used to pay expenses and divided among the investors, UHS, and others.

Your receipt for the transaction is your written payoff statement followed by the payoff itself and the release or certificate of satisfaction you are required by law to record among the land records within X days of receiving payment.The issue I see in all of this is you are asking the title company for something only your client, if anyone at all, should be sharing with you.
