In martial arts however those types tend to not be able to take hits because they are so skinny.

Creative financing is the art of using cash and other assets to leverage the acquisition of a property or its benefits. 

There is a large student population for SCAD (Savannah College of Art and Design). 

That second part can be more art than science but more science than ignoring the difference...it's directional.

Then you have the government influence via tax policy and involvement in the mortgage market.Maybe the art market is more irrational, but I think in comparison to most markets Real Estate will not be an efficient market.

Previously to this I was a Mixed Martial Arts (MMA) instructor and fighter, but decided to change courses at the young age of 22.

@Tom Webber- one of the greatest advantages to RE is leverage, which comes in the form of OPM...The liberal arts answer is, just as you've pointed out, that most people don't have the capacity to throw cash around.  

With such attention to design and detail I almost view the process as a work of art.  

Places like gastropubs, yoga studios, art galleries, trendy coffee shops are all pretty good signs I think.
