Just because the curtians are drawn and you don't see any life, the yard hasn't been mowed and the swing is rusted doesn't mean some little old lady isn't inside.

We had a neighbor that was very outspoken against it bringing other neighbors and her friends with her to say how terrible tenants were and that the lady in our rental house was already a disturbance to her (turns out she was bothered by the RC car that the boyfriend ran up and down the road during the afternoon sometimes on his days off because it bothered her dogs).

Here I will make some wild assumptions just for the sake of guessing what the problem could be.

hey guys,I am getting ready to do a double closing on a SF home that will be a cash deal for both parties involved.I had a lady contact me to find her a specific property she wanted at a specific price so I went out and located one that fit her requirements.

I have a couple wild guesses for you -1. hot lines freeze before cold, possibly the warm discharge line is freezing but flowing water tends to take longer to freeze up so I am going to say this is a wild shot2. if the dishwasher is not running on the nights that it is freezing up (but is just sitting idle), it is possible that the PUMP is freezing, not the drain line.

Hi Andre -Of the local wholesalers I've connected with, I've seen it all, but this tends to be what's most common in my experience from them:-Use a flat $25,000 for all properties-Take a completely uneducated and wild guess-Partner with a GC or good handyman to estimateI prefer when they use option 3 personally :)
