Hi all, I've got a purchase underway and about 1 week into the closing process.

Still underway, but so far so good.

One block off of commercial area - commercial construction under way across street.We passed on two other offers for the property as this individual submitted the security deposit first and submitted all the requested paperwork (application, background & credit request).House is now under a lease agreement with a 10/1 first rent due date.BackgroundLease signer's relative viewed the property multiple times prior to tenant move in (tenant was on vacation out of State). 

Regarding fixing things that break while inspection is underway, I don't think the bank will allow that to happen.

Also closing on another 4 plex in March as well as have 1 flip property underway.

Operation: BRRRR underway.  

We had several million dollars in spec residential construction underway.

@Scott EnglandThe move from California to Texas (by young families) was already underway back in 2005. 

I think it would be a good way to get an understanding of how a contract gets underway and how a deal gets made and everything.

Personally, though, I would probably get my investing career under way before pulling the trigger on the car.
