This being said, if you are trying to undertake a highly speculative investment that has no chance of cash-flowing in the near future, and it requires all of your money to do it - then I'd say your 'fear" is well-founded.

When a qualified tenant is interested I say I only rent month to month, I will put in the lease that the rent rate will remain the same for 12 months, I also put on security damage deposit form that if they live in the apartment less than 6 months a $250.00 redecorating fee will be charged. 

I have dealt with a few house fire projects and they are a huge under taking.  

I would have stopped them if I had known since it was a major undertaking to dig these ponds.

The next month they paid the higher rent and sent their 30 day notice they were terminating their month to month lease and would be moving out.I mention this as an option if you have someone who might be violating your lease by moving others in, is on a month to month tenancy and resides in a state that undertaking an eviction might be a long and/or expensive process for a landlord.Gail

This would be a very costly job to undertake.

I have not yet found any handy tenants interested in undertaking that kind of 1/2 day project.  

Can someone have one set of sole proprietorship activites ongoing for a few years, then undertake different sole proprietorship activities with a different 1099 and continue using the same solo401k?

@Justin Tahilramani this seems like quite an undertaking and an interesting one that we don't read about often on BP (at least not that I have come across).
