We are looking to find a land in Douglas County, WA mainly in Waterville town.

@Michael Deignan I am primarily interested in the Worcester market but I'm keeping my eyes open for deals in other MA towns as well.

North Hilltop, Old North, Southern Orchards, Franklinton, Reynoldsburg, Merion Village, Old Towne East, North Linden and Hungarian Village are some areas that are good to explore.

I finally found another duplex a few towns over that had been sitting for a while, it was badly advertised.

and in CHi town its very frustrating you have buyer and seller each has a lawyer then you have each client with a realtor so lots of coordinating etc.. and come to think of it thats how they do it in Charleston SC as well. the lawyers are just closing the transactions like escrow officers but in Chi town I saw them also reply on inspection addendums.. and you talk about killing deals..

You do the most damage with the least exertion, beautiful, ....yeah Elevate owns some of the worst properties in the worst parts of town here in Houston.

See if there is anyone that comes in town for interviews, or specific week day jobs & make sure you're set up for that. 

After completion of construction, do we condoize and sell the single family and ADU (separately) and keep the DADU for rental and living while in town?

Any MFH you buy for around the 500-700 range in Central Jersey in a better town will most likely require a lot of work, so you have to take that into consideration.
