Three days to replace a shower seems a bit long. 

Currently, they have three locations, all of which are houses within SFR neighborhoods.  

They buy on feelings, I feel like this is a good deal.Become an expert at these three and you will be successful at flips.

When we were using banks we'd do blanket loans to refi across three or four buildings.

Is it worth all the effort you're putting into three units? 

Replacing three 10,000 gallon tanks (hi-test, regular, diesel) can run $150,000.

I now have three tenants and I lease part of one of the properties back to my business as a storage yard (so 4 streams of income).
