Most of my properties had existing planting beds, that I would do very minimal maintenance too, but I also allowed my tenants to plant things, at their own expense and maintenance if they wanted.

. #2 dress from the front of the house, I don't see any photos of the front but make the colors with plants/flowers look different than it does right now so it has a fresh face lift (don't spend alot) #3 bring your rent just below market with a clear clause for increase in year 2.

They are built locally as well, in San Bernardino and you can take a tour of the plant and see how they are made.
