Only suits I ever heard about are slumlords who keep the deposits illegally

I see a lot of people posting about their first year and thought I would follow suit. 

Currently being sued for a frivolous lawsuit by ex-tenant and the suit was being handled by Insurance Company (top name) whom I have both Landlord's insurance and Umbrella insurance through. 

I got a nice half-duplex last year for $400k in West Kelowna with 2 suites which is cash flowing pretty nicely, so there are decent finds still out there. 

Know that chosen neighborhood better than anyone else including the real estate agents.Then when a deal comes up, you can buy with confidence.Most guru's act like there is a magic formula that only they know, I just don't think that is the case, and even the ones that do provide value are probably best suited to someone who has done a couple of deals on their own in the first place.Just my two cents, best of luck to you. 

Single family properties are a challenge to crack into but most investors have been focused on secondary suites and diversifying their risk. 

Ever thought about renting out the apartment (or similar in different locations where it suits better) per room to students or expats/working people? 

.”, that may be true but if so, guess Who is going to lose the suit to pay the title co. back.....the one who collected the money for a property they didn’t own.

Just concerned with the aftermath if I file a legal suit against them.

My question is can I do a long term(20 yrs) ground lease; built to suit and then sell that contract to another party?
