Instead, they are taking advantage of you and you are letting it happen.I recommend you learn what a good PM looks like, then start your search for a new one immediately.

I want to slow my life down a bit and enjoy the fruits of my labors (I had cancer a few years ago and I acknowledge my time to enjoy life is finite).It occurred to me that I should just cash-out refinance my properties that are fully stabilized and that have significant equity, but that can also easily support the new debt incurred. 

Brokers are calling you back because of slow deal flow, and while everyone is fearful, as Buffet says, you need to be greedy.Ultimately, it's only time if you're ready.  

Search for the top 10 properties in your market, review their current furnishings and see where your properties gaps are currently. 

As for Facebook, I have joined multiple groups and spend time searching marketplace but I have always wondered if I should be hesitant about reaching out to those people who are posting these homes.

I was also considering broadening my search to North Jersey, but I am unsure if I will need to change my contracts and tailor them to each set of state laws.
