I’m a fairly new investor, currently with only one STR/MTR duplex in Indiana, and I’m looking to develop new skills in order to improve my personal income to help expedite a second rental investment.I am a touring musician, and also have 5+ years of bookkeeping experience for one of my small businesses, and I run the books for my one duplex as well.

Any list you can pull for a few bucks has already been hammered by hordes of investors before you.Not saying this way can't work, but I recommend a different path...I prefer to focus on sellers who have a reason to sell but who require some effort and skill to identify.My favorites are #TiredLandlords, namely owners who have filed an eviction lawsuit against their non-paying tenants.Many of these folks are through being in the rental business and are open to hearing about a way out.Even better, #TiredLandlords are ideal candidates for seller financing, since they don't need the sale proceeds to buy another house, PLUS they are already conditioned to receiving monthly payments over a period of time.

•Phase-Outs and Limitations: Certain tax benefits phase out at higher income levels.

We are not qualified or set up to calculate a financial picture in the same way a lender does, but we are also not evaluating the same level of risk.

And while they are convenient, the level of convenience they provide are not substantial. most tenants outside of A Class will complain about having to fill an ice tray.

One manager of a large portfolio stated that he has seen some housing types and markets hit near their 2019 pricing levels... 

I used to own a small property maintenance/handy-man company so I have some skills that I would be willing to barter with.

@Gino Barbaro, this is a hard one because there are so many details to hit on.I guess at a high level, I prioritize them a bit differently.
