My worry is the total cost of repair/maintenence has exceeded >1 % of home cost which is not good and it is not even 1 full year. needless to say my cash flow has been bleeding negative (almost negative 350-400$ a month)..every time I pray if I can get a smooth month never happens.

Technically it all should all work smoothly as long as all the parties involved are aware of the transaction details (Seller, Wholesaler (Your Friend), Title Company, End Buyer (You)) being that wholesaling is legal in Texas.

I'd have to say the entire process was extremely smooth, but that wasn't because it was an easy process.

If you want your transaction to go smoothly make sure that your real estate agent has experience with these types of homes or can refer another one who does.

You should use smooth walled pipe not the flex kind.

I don't know that they spend resources to their processes/staff to make sure you loan closes smoothly and on time. 

but having set criteria will keep the ship afloat regardless of temporary hiccups. my hypothesis: Real estate will continue to go up in value in short term as well as the long term. there may be waves but that's why you built the strong ship to withstand them till the oceans are smooth again.

Don't blow it.If you do decide not to renew, give her P-L-E-N-T-Y of notice (far beyond what is legally required) of non-renewal, so she can smoothly move out.
