My worry is the total cost of repair/maintenence has exceeded >1 % of home cost which is not good and it is not even 1 full year. needless to say my cash flow has been bleeding negative (almost negative 350-400$ a month)..every time I pray if I can get a smooth month never happens.

Technically it all should all work smoothly as long as all the parties involved are aware of the transaction details (Seller, Wholesaler (Your Friend), Title Company, End Buyer (You)) being that wholesaling is legal in Texas.

Don't blow it.If you do decide not to renew, give her P-L-E-N-T-Y of notice (far beyond what is legally required) of non-renewal, so she can smoothly move out.
