The reason for it is because during pandemic/post-pandemic rush to FL, a lot of smaller investors bought condos/small multifamilies for LTR/STR purposes only without intention to ever occupy.

You could buy 3-5 nice duplexes-fourplexes in great locations (like Miami) over the next little 5 or so years and you will be miles ahead of 90% of the real estate investors ten years from today.

Define your long-term goals carefully, determine your ideal outcome, plan ahead, and refrain from spending any money until you have thoroughly evaluated all your options.

Or go ahead and learn for yourself- IF it comes out easily enough without breaking apart- go ahead and post it up on fb marketplace, cl, and next door etc, with the exact dimensions listed, for a couple of hundred bucks.

As Joel notes, it is a great way to monitor tenant health and be prepared for failing tenants ahead of them stopping to pay.

I would still go ahead and list it for rent early no matter what.
