I'm familiar with all the basic need-to-knows about these locations and their respective strategy implementation, but I'd appreciate any higher level feedback.

Just because they don't have their own equipment right now doesn't mean they aren't successful but may just mean they need more time to allocate the correct funds  @Preston Dean, respect💯!

I would even consider taking listing photos with your furniture and set up as a home if you weren't already planning on doing so. 

Professional photos can also help. - Management and resources..operate it like a hospitality business with very clear communication with guests and reliable crews both for cleaning and emergencies. - Consider guest amenities, house rules..hot tub..pet friendly etc- TLC.

I usually agree with you, Jay, but I disagree with you and Chris with respect to the “throw it all in t bills and relax” advice. 

Conduct routine inspections, including requesting the tenant to send you self-inspection photos (this needs to be a tenant obligation in the lease agreement though to be able to enforce that obligation). 2.

Needless to say, link up with someone who owns STRs in the respective market to see how their properties have been performing over the past 2-5 years.
