Best two pieces of advice I got back then (in the same thread no less right here on BP) but paid no attention to was "Stop thinking like a wholesaler" and "what makes you think I use my own money to do these deals"Kept a few and started building a portfolio much sooner, using income as reserves rather than recycling as buy moneyAny one of those things would have brought stability much sooner.

Hi Joseph,I don't think Section 8 will allow you to discriminate based on if the person wants to improve their situation (vs) just wants to milk the system cradle to grave (vs) has no other choice for housing based on some handicap or short coming.You could check with them (specifically) about this though.

You still have to go to court, and they require that you hire a local lawyer, but at least if the ticket is not resolved or someone misses a court date or notice gets mailed to wrong address, you don't end up with a warrant for your arrest under your name impacting background checks etc just because your tenant did not recycle properly.

I'm debating between the following Buy another 2-5 rent-ready resi units in the same market to cash flow (Indy) Buy some BRRR resi deals in the same market so I can recycle my capital (though my day job is pretty time consuming so not sure I have that much time to oversee these projects even at a high level)Buy 1 deal in a slightly higher cost market with more appreciation upside but less cash flow (e.g., Charlotte, Raleigh, Dallas, Phoenix)I know the answer will ultimately depend on the person's personal preference, financial goals/situation but curious to hear what others have done and any lessons learned.

Read up on the milk subsidies in the 70s/80s if you want to see an example of government intervention affecting supply/demand. 500 million pounds of cheese were stored up to be simply thrown away.We can expect the supply of quality affordable housing to be affected for years to come due to government or CDC intervention.
