i tell them i am an investori tell them i have a partner that looks over what i am doing . i tell them depending on the property... we hold onto it to sell in the future, rent it out, or flip it(but they dont like to hear flip sometimes).i dont tell them that i am going to find them a buyer unless they ask.i show them how the numbers work and how i got my number. they need to know as an investor, that i need to make money too so they wont recieve full market value

In the case of RE it is the sale/purchase that completes service.Maybe the sale/purchase should go through with the realtors given right to levy against the property if payment is not recieved much like the mechanics lien for contractors who dont get paid after performing.

There is a form that he can provide you with (or suggest for you) that he will sign which allows you to put them in contact with him, and if a deal can be struck you still recieve your compensation.NCND, if I remember correctly.It is also good policy to have one of these with the seller because you dont know if they will sell or not!!!!!!!!
