There are exceptions to this, mostly in super-high value areas where there's a ceiling on rents (i.e. it nowhere near meets the "1% rule") or in an area that has rapid appreciation but rents haven't moved, but beyond that a property that can't pay for itself when you leave 20% behind is a risky proposition.

I knew that property was selling for around $250 per sq ft, in the area and found out that a previous Mayor (Martin Chavez) had signed in a re-zoning initiative to increase population density in the area and put in a rapid transit system (ART).

Ask if they are willing to do a rapid rescore if there's some room for improving her credit score. 

We still purchased that new construction, but was also able to close on a property that was in a rapidly developing area so all eggs arent in one basket.

There is a lot of variation in neighborhood quality within Longmont, with some parts being fully gentrified (SE side which is rapidly approaching Boulder prices), others that are still "transitional" and also some pretty rough hoods that may never be nice (W/NW side).
