The point of DBPR is to protect consumers from fraud, misinformation, etc. and the FREC  is responsible for making sure all individuals procuring any kind of real estate transaction to be properly educated in the industry and its laws.Happy New Year!

They just aren't worth the headache of procuring financing and doing due diligence when you may only be netting $100/mo.

I can see your analysis showing the most stable investments and to some maybe that equates to best but as far as returns go I guess I'm not sure how to make that work unless I'm severely undercutting the rental price or if you were able to procure the property at a huge discount. 

I buy on average 4 properties a month so procuring money is much simpler for me than it was in the beginning.

You don't have to be member of Mensa to figure out that if you circumvent both, the listing agent and selling agent, you can procure a deal that is beneficial to both the parties.
