As for an offer, start with your ARV and subtract out your renovation costs, financing costs, a reserve amount for contingencies, any profit margin if you plan on flipping it, closing costs for both the buy and sell sides, and soft costs for the permitting, etc.

Condition: One tenant doesn't want to leave, have to bribe them to leave perhaps with some cash-of-keys- In San Pablo, a listing of 250k with comps of 500k.Situation: Sewer issue, only cost 20k but the city is asking the new owner has to repair everything with all permit.- South Hayward: 600k "duplex"- This year I got a comps of 1.3mil "mansion" 1920k for 800k.

That should be enough to get Airbnb going again, then if you want to sell it - sell it to a proper investor (versus those pulling out and wasting time, i.e. many wholesalers) as a permitted and functioning Airbnb.
