If you pay off the mortgage (a - $210k) and only make  $6k CF + what ever the original mortgage payment was (I'm guessing a bout $15k/year), that gives you a return of only $21k...and an outgo of $210k. 

When you see me you will think that I am very outgoing, not the case.

I use it as well.However, the ultimate is to have the outgoing tenant show their rental.

If it is supported by other investments, negative cash flow in itself is not a deal breaker for me.I have bought several properties where the monthly income did not cover the outgo but the equity position was such that I simply could not pass it up.One example was a small rental I bought in Georgia several years ago.

2)  Do I need come over to US physically to open a bank account to facilitate all the incoming and outgoing checks?

Outgoing on my business account I have not had a problem.
