Keep in mind your income on a property may cover the nut and you may be cash positive but if your Schedule E shows a loss on the properties those will be considered liabilities to a lender who calculates income (again another reason an outfit like mine exists).

why folks don't start with a license course always astounds me they can get paid to learn instead of paying to learn.. when I was funding 100 plus deals a year in Orlando for the big turn key out fit there.. the deals all came through a licensed wholesaler called Altura ..

Hi Michelle,It depends on the private lender you're going with some local outfits will not require appraisal as they have their internal metrics, they know the area, and may only do a drive by.

Walk into the Police Department and ask the Desk Sargent if you can file a crime complaint.There were roofing "outfits" that used to travel around Los Angles doing similar to this.PD cracked down on them.
