Building up good will on these minor, nuisance issues can go a long way when a real problem comes along. 

Up here in NY there hold us responsible for nuisances caused by the tenant, ex loud parties, drug activity, etc.

Outcomes are not always viewed objectively by all parties.The reason I don't recommend it though, is all that nuisance rigmarole to start with - for possibly/probably no better a deal than you could find elsewhere.

It's not that I feel like I would be a nuisance because they are both very friendly and approachable, but I realize that they are both extremely busy and I guess I would feel more confident if I felt like I had something to offer in return.
