Las Vegas is on the verge of a market over-supply of housing, and that will produce a large price drop.

Higher cost markets produce more equity gain for the value add.

They are by that very nature going to have higher risk based just on that fact alone. 

I would also recommend you expand your strategy to reaching out to local high producing agents and inquire about pocket listings as well (listings that are being sold off market and not on the MLS).

The only time you should sell is when you know the money can be invested in something that will produce a much better return or when you need to move the money to bring you closer to your personal goals.

Properties 3 and 4 especially are killing you with your equity producing very little.
